Projects we take on

Homes and rentals. Repairs and multi-step projects, interior and exterior painting, fences and gates, doors, trim and drywall, rental unit turnovers and unit refreshes, walkways and weatherization.

Businesses and commercial properties. Repairs and upkeep for offices, shops and multifamily common areas: paint and patch, doors and hardware, fences and gates, punch lists, and turning units between tenants.

Property managers and landlords. One contractor for the punch list, with photos and an itemized invoice for every unit. Years of apartment maintenance mean the work is planned around move-in dates.

How a project runs

  1. Walkthrough or photos. Most estimates start from photos; bigger projects get a site visit.
  2. Written estimate and contract. Scope, price, sales tax, schedule and payment steps in writing, plus the Washington Notice to Customer when the law requires it.
  3. Permits and licensed trades. If a permit is needed, it's part of the plan. Electrical, plumbing and gas work is done by licensed trades, and we coordinate them.
  4. The work, with updates. Before, during and after photos, and changes agreed in writing before they happen.
  5. Walk-through and itemized invoice. You pay for finished phases, not ahead of the work.

Why it matters that a contractor is registered

Washington L&I recommends hiring only registered contractors, checking the registration before you sign, getting a written contract, and paying as phases are finished. Registration means the contractor is bonded and carries liability insurance, so you have somewhere to turn if a job goes wrong.

Common questions

Are you a licensed general contractor?

Washington doesn't license general contractors; it registers them. Handyman Near You LLC is registered with Washington L&I as a general construction contractor for residential and commercial work, bonded and insured, and you can check the registration on L&I's website at any time.

Do you work on businesses and commercial properties?

Yes. Offices, shops, multifamily buildings and other commercial spaces: repairs, paint and patch, doors and hardware, fences and gates, punch lists and unit turns. Bigger tenant projects are quoted after a walkthrough.

Can you handle electrical, plumbing or gas work?

That part of a project is done by a licensed electrical, plumbing or gas contractor, not by us. As the general contractor we coordinate them, so you still have one point of contact and one schedule.

Will I get a written contract?

Yes. You get a written estimate and contract with the scope, price, sales tax and payment terms. When Washington requires a Notice to Customer (the contractor disclosure statement for most home projects), you get it with the estimate, before work starts.

What about permits?

If a project needs a permit, we tell you before work starts and include it in the plan and the price. Inspections happen before anything gets covered up.

How do I check a contractor's registration?

Use L&I's free Verify tool. It shows whether a contractor is registered, bonded and insured, and any infractions. Our registration number is on every page of this website and on every estimate.
