Handyman help in Kirkland

Kirkland has two very different kinds of homes. Along the lake in Moss Bay and around downtown, there are thousands of condos and apartments, many built since the 1990s. Outside downtown, in places like Juanita, Finn Hill, Kingsgate and Rose Hill, you'll find mid-century ramblers and split-levels with yards. We work in both, from a condo with a sticking slider and broken blinds to a house that needs a fence repaired and a room repainted.

The drive is a straight run down I-405 from our Bothell base, but traffic can change it, so we plan visits around your schedule and the freeway. Send photos and we can often give you a free estimate before we come out. Ben, the owner, has years of apartment maintenance experience, so building rules, tight parking and close neighbors are familiar ground. We're a Washington registered general contractor, bonded and insured, L&I #HANDYNY745PF.

Kirkland homes and what they need

Kirkland's housing has grown in layers. Some of the area's first homesteads were in what is now Houghton, and downtown and Moss Bay filled with condos and apartments from the 1990s on. Finn Hill, North Juanita and Kingsgate joined the city in 2011 and bring many mid-century homes and split-levels, while Totem Lake mixes older housing with newer development. Older houses here often need door and lock adjustments, trim and caulking, drywall patches, repainting and fence work. Condos and newer units usually need lighter fixes: blinds, hardware, touch-ups and punch-list items.

For Kirkland landlords and property managers

Rentals here range from condos near the waterfront to houses and apartments farther from the lake. For landlords and property managers, we handle turnovers: move-out repairs, paint, locks, blinds and punch lists. Each unit gets an itemized invoice with before-and-after photos for your records. For condo rentals, share the building's rules on work hours, parking and elevator use, and we'll plan around them so the unit is ready to show without trouble from the HOA.

Common questions

Do you cover Finn Hill, Juanita and Kingsgate?

Yes. Finn Hill, North Juanita and Kingsgate became part of Kirkland in 2011, and we cover them along with the rest of the city, including Moss Bay, Market, Norkirk, Houghton, Rose Hill and Totem Lake.

Can you work in my Kirkland condo building?

Yes. Condo work often comes with building rules on work hours, parking, elevator use and noise. Tell us what your building requires and send photos of the repair. We'll plan the visit around those rules and keep the work area clean.

How long does it take you to get to Kirkland?

About 20 to 30 minutes from our Bothell base, depending on I-405 traffic. We reply to calls, texts and emails the same day, seven days a week, and we'll pick a time that avoids the worst traffic when we can.
